Planning Board Approves Waterfront Redevelopment

602 housing units approved on the Arthur Kill, including brownfield remediation and public waterfront access

What This Means for Perth Amboy

The Perth Amboy Planning Board has approved the Sea Gate waterfront redevelopment plan, a $200 million investment that will remediate a blighted brownfield site and create a new waterfront neighborhood with public access and amenities.

  • Environmental cleanup: remediation of a long-underutilized, contaminated site
  • Public waterfront access: a tree-lined public esplanade from Front Street to the bulkhead at Washington Street
  • Public amenities: playground, landscaped plazas, and dog park for public use
  • Housing: 602 market-rate rental units in five buildings

Project Details

The Sea Gate project includes a 15.75-acre redevelopment area and is expected to be constructed over approximately three years. The plan includes 909 parking spaces and multiple public-facing improvements funded by the redeveloper, including landscaping, streetscape improvements, and lighting.

The agreement also includes an archaeological review as part of the state-mandated redevelopment process, as well as a memorial recognizing Thomas Mundy Peterson, a Perth Amboy resident who was the first African American to vote following the ratification of the 15th Amendment.
